New York, NY – GDS Development Management (GDSNY) announced today that it has signed two 10-year leases for the top four floors at One Saint Mark’s Place. Since January 2026, GDSNY has led the leasing and development management of this premier office building in one of the city’s most sought-after neighborhoods.
An investment firm has leased 9,442 square feet – the full sixth and seventh floors of the building – while a technology investment firm has leased 6,843 square feet on the eighth and ninth floors. Both companies signed ten-year leases.
In addition, Sephora just opened its new space at the building to the public on May 15th, after leasing 7,800-square-feet on the ground and lower levels.
One Saint Mark’s is a 60,000-square-foot office building positioned at the iconic intersection of Astor Place and St. Mark’s Place. Designed by Morris Adjmi Architects, One Saint Mark’s features a contextual Belden brick facade with a distinctive rounded southwest corner and curved glass panels. The office space offers soaring 16-foot ceilings and expansive floor-to-ceiling windows that create bright, modern work environments.
GDSNY recently unveiled its design for a new lobby at One Saint Mark’s, which features a landscaped entry canopy, Jet Mist granite floors, silver travertine walls, integrated cove lighting, and custom Dinesen millwork. Building on the success of GDSNY’s previous high-end lobby installations at 1245 Broadway and 28&7, this upgraded entry creates a striking first impression at one of the city’s most desirable crossroads.
“We are thrilled to welcome two incredible companies to One St. Mark’s,” said Michael Kirchmann, CEO and co-founder of GDSNY. “One Saint Mark’s is a phenomenal building, and we’re excited to unlock its full potential through our leasing efforts. GDSNY has an exceptional track record of elevating boutique office projects, and we look forward to making this project a cornerstone of the neighborhood’s continued iconic history.”
For the sixth and seventh floors, Matthew Astrachan and Alexander Riguardi of JLL represented the tenant, and for the eighth and ninth floors, Brad Needleman and Alex Leopold of CBRE represented the tenant. Ben Bass of JLL and GDSNY are the building brokers.
